- Good air conditioning system: in summer. The property has 3 air conditioning units (1 in the living room and 2 in 2 of the bedrooms) and floor fans in 3 bedrooms. In winter, the villa is heated by natural gas radiators which are available throughout the whole house.
DISTRIBUTION:
The villa has 2 floors connected by an internal staircase with a total of 230 m2.
On the ground floor that has been fully refurbished, there is a large living-dining room of 80 m2 with large windows and access to a large terrace with views to the swimming pool. The living room leads to a large modern kitchen with all the appliances and kitchen elements necessary for a perfect stay. On the same floor there is a spacious bedroom with ensuite bathroom and a good wardrobe.
On the upper floor, already refurbished in 2022, there are 4 ample and nicely decorated bedrooms, 2 of them with in-suite bathroom and terrace. The other 2 bedrooms share another bathroom.
The exterior of the property with a surface area of 850 m2 has a large parking area for up to 3 cars, a wonderful swimming pool with 6 sunbeds and a beautiful pergola and barbecue area with dining table and sofas.
LOCATION:
- Due to its perfect location, a car is not necessary. .
- The distance to the beach "La Fustera" is only 220 metres, which is accessed privately by a nearby pathway. In addition, from "La Fustera" beach there is an ecological path with beautiful views of the sea through which you can reach the coves of pinets and bassetes with a pleasant walk of about 400 metres.
- Several restaurants, beach clubs and a good supermarket all found within less than 250 meters from the villa.
- 150 meters to an ecological path ideal for pleasant walks by the sea.
- Bus stop at just 100 metres to go to the charming village of Moraira, or to the wide beaches of Calpe or even to connect at the station for airport shuffle buses to Alicante or Valencia airports.
- For diving and sailing lovers, the Bassetes yacht club is just 10 minutes walk away, ideal for all kinds of nautical activities for groups.

Zahlungsrichtlinien
Eine Teilzahlung in einer Menge von 50% der Gesamtsumme ist fällig bei Buchung. Restzahlung ist fällig nicht später als 14 Tage vor Anreise.
CANCELLATION POLICY:
If cancellation occurs between 15 and 365 days prior to arrival 100 % of the total booking amount is refundable. If cancellation occurs between 14 and 7 days prior to arrival, 50% of the total booking amount is refundable.
If cancellation occurs between 6 and 0 days prior to arrival, 0% of the total booking amount is refundable.
These rules are applicable under all personal or general situation unless a legal regulation implies that the guest cannot occupy the villa or enter the country by any transport mean to arrive to the villa, in that case, we would give the 100% of the money back to the guest.

ÜberweisungPayment by bank transfer is recommended for payments over 1.000 €. Please make the transfer during office hours (9am to 7pm) and send us the proof of payment as soon as you make the transfer so that we can confirm the booking and the dates are reserved for you. Our team will confirm receipt of your booking by email. Payments will be made to the following bank account: ES35-2100-7350-6402-0006-3709 indicating in the description the name of the villa and booking number.
StripeCard payment is recommended for payments up to €1,000. Payment by debit or credit card is made with the STRIPE application which has all the security measures for a secure transaction.
Regeln
The following rules of use of the villa are mandatory and therefore the guest assumes that failure to comply with them will result in the termination of the stay without the right to a refund of the amount paid:
PARTIES PROHIBITION: Parties or celebrations in the villa are strictly prohibited.
MAXIMUM NUMBER OF PERSONS: The maximum number of guests specified for the villa may not be exceeded at any time.3. NOISE AND MUSIC: In accordance with established municipal regulations, no music or other noise disturbing to neighbours is permitted, especially from 1pm to 9am.
SMOKING: Smoking is not allowed inside the property.
ANIMALS: Pets are NOT allowed unless expressly indicated in the description of the villa on the ALMARINA website and the corresponding extra fee has been paid.
CROCKERY: The guest must leave all crockery and cutlery clean before departure.
FURNITURE: Furniture cannot be moved from a room to other to fit each guest needs.
SWIMMING POOL: The use of the swimming pool must be done without sun cream, as it can seriously damage the chemical balance of the water and therefore damage your skin, hair or even affect the colours of your swimming costumes. For your safety we ask you to keep an eye on children who do not know how to swim, not to dive in head first or make potentially dangerous jumps and not to run on the edges of the pool as a slip can cause a fall that can ruin your stay.
TOWELS: We always review the towels after every visit. If there are any extreme damages done to the products that mean they can no longer be used, you will be charged 20€ for the large towels and 12€ for the small towels. Damages include: make-up/fake tan stains, other discolourations or material wear and tear.
